ORA is a limited-profit, mission-led developer that reinvests value into affordability, quality, and community rather than solely extracting profit. We build neighbourhoods where people, whānau, and communities can thrive — places shaped by connection, affordability, and regeneration.

We do this through three core functions:

1. Permanently Affordable Homes

ORA delivers homes that are genuinely affordable for local households — aligned with incomes, accessible from day one, and protected from speculation forever. We reduce costs through our limited-profit model and preserve affordability through clear, transparent resale rules.

2. Steward Land for Future Generations

Through the ORA Whenua Trust — our version of a Community Land Trust — land is held in guardianship, not sold to speculators. Homeowners purchase the dwelling only, while the Trust protects affordability, stability, and community purpose for the long term.

3. Regenerative Villages

Guided by the regenerative principles, ORA designs neighbourhoods that strengthen people, place, and planet. Every project is grounded in connection, ecological wellbeing, local identity, and long-term stewardship.


What We Build

ORA’s model is flexible and can be applied across a wide range of project types and scales:

  • Small regenerative developments (≈20 homes) — standalone or semi-detached homes in low density environments.
  • Medium-density residential (50–100 homes) — terraces, walk-ups, or apartments around shared spaces and gardens.
  • Mixed-use developments — homes combined with local enterprise, retail, co-working, commercial, and community spaces.
  • Precinct-scale masterplanned projects — where ORA participates as one of the precinct’s development partners, delivering affordable homes and contributing to shared spaces, energy systems, and neighbourhood outcomes.
  • Revitalising town centres and small towns — leading partnered efforts with councils and communities to bring life back into declining main streets, neighbourhoods, and local economies
